What is the Golden Visa?

The UAE Golden Visa is a long-term residence permit — typically valid for 10 years and renewable — that allows holders to live in the UAE without a local sponsor. Real estate is one of the most common routes to qualify.

The investment threshold

Under current rules, a property investment with a value of at least AED 2 million can make an investor eligible for the 10-year Golden Visa. The property can be ready or, in defined cases, off-plan or mortgaged, provided the required conditions and equity are met. Thresholds and conditions are set by the UAE authorities and can change.

Who can be included

A Golden Visa holder can generally sponsor immediate family members — spouse and children — and, subject to conditions, domestic staff. This makes it a practical option for families relocating or establishing a base in the region.
